    How should I Pay  支払い方法

    Regarding your move-out payment:

    You will receive a payment postcard invoice in your mailbox by your move-out date. Once you receive it, you can pay the amount in cash at any convenience store.

    If you do not receive the invoice in your mailbox before you leave, please come to the office and make the payment in cash on your move-out day.

    Alternatively, you may choose to pay in cash at the office any time before your move-out date, between 9:00 AM and 5:00 PM (Monday to Friday only).

    If you pay in advance at the office, please make sure to keep the receipt provided (do not throw it away).

    In that case, you can ignore the payment postcard if it arrives after you've already paid.


    退去月の支払いについて:
    退去日前までに請求書が郵送されます。請求書を持参のうえコンビニエンスストアでお支払いください。
    請求書が郵送されていない場合、退去日当日に管理センターにて現金でお支払いください。
    お支払い後に請求書が郵送された場合、領収証などで支払い済みを確認できますので破棄していただいて構いません。

    The elementary charge for A, B Hall is corresponding to 30A, and C, D Hall is corresponding to 60A. The average usage of electricity for Hall A, B is 134.26 kWh, for Hall C, D is 270.69 kWh. To estimate the final charge, it divides the elementary charge into daily basis and calculate daily usage based on the average consumption.

    💧 Water 
    For Hall A and B, the number of meter-reading months from the day following the regular payment meter-reading date up to your move-out date will be counted, and the basic charge will be multiplied by that number.

    For Hall C and D, the basic charge is calculated in the same way as for Hall A and B, and in addition, the number of days from the day following the regular meter-reading date up to your move-out date will be multiplied by the unit rate for the move-out month. The meter-reading date is determined by the Water Bureau and usually falls around the 10th of each month, but it may vary. Please check your Moving-out Month Payment Details for the specific dates.

    AB棟は、通常支払いの検針日の翌日から退去日までの「検針月数」を数え、その月数に「基本料金」をかけて算出します。
    CD棟は、AB棟と同様の方法で算出した基本料金に加え、通常検針日の翌日から退去日までの日数に退去日までの日数に退去月単価を掛けた金額を加算します。検針日は水道局によって定められており、通常は毎月10日前後ですが、固定ではなく変動します。詳しくは「退去月料金明細(Moving-Out Month Payment Details)」をご確認ください。
    Deemed Fee (for Move-Out Month)

    In a regular month, your rent and utility fees are calculated based on actual meter readings.

    However, in the month you move out, utility charges are calculated using unit prices specifically set for each utility. These unit prices are determined uniquely based on the average actual usage in each Hall.

    Your utility charges for the move-out month will be calculated by multiplying the number of days you stayed, from the day after the regular meter reading date for each utility until your move-out date, by the applicable unit price for each utility.

    This approach is necessary because official meter readings, conducted by utility companies, are typically available around two months after your move-out date, making it impractical to wait for the meter reading of the actual charges.

    Please note:
    The utility charges for your move-out month are fixed at the time of your move-out procedures, based on the deemed unit prices as above. This means the amount will not change regardless of how much electricity or water you actually use.  

    みなし料金

    通常月であれば館費とメーター検針による使用量に応じて光熱水費をお支払いいただきますが、退去月は通常請求のメーター検針翌日から退去日までの日数に合わせて、あらかじめ定められた単価を掛けた金額が請求されることとなります。これをみなし料金と呼称します。

    To finalize your rent and utility payments before you move out, your final invoice will have two parts: the Regular Payment (highlighted in blue in the image below) and the Deemed Charge (highlighted in green).

    退去される月の館費と光熱水費は「通常請求分」と「みなし料金」が請求されます。みなし額の部分は緑の線で囲まれた部分、通常請求額は青の線で囲まれた部分となります。

    The Deemed Charge is necessary because it's impossible to get an actual meter reading after you've already moved out. This unit prices are determined uniquely based on the average actual usage in each hall and is mandatory, even if you did not use any utilities during that final period.

     みなし額でのご請求は、実際の検針日が退去される日時の後になってしまう為、それを元に請求することが不可能なのでこのような形態となっております。みなし額は居住されている棟の平均的な使用量に基づいて算出されておりますので、実際の使用量と異なる場合がありますことを予めご了承ください。

    EXAMPLE: If Move Out at 9/23

    Deemed Period:

    • Rent: Calculated on a daily basis for 23 days.
    • Electricity bill (電気一般, General Usage):The estimated period runs from July 23 to September 23, as the last meter reading was taken on July 22.
    • Electricity bill (電気温水器, water heater):The estimated period is from July 18 to September 23, since the last meter reading for the water heater was on July 17.
    •  Water rates: Water is charged on a monthly basis, even if you move out mid-month. And for residents in hall C and D, daily estimation will be also taken into account.
      •  7/10 ~9/9: A special summer exemption from Tokyo City means the rate for these two months is a total of 616 JPY.
      • 9/10 ~ 9/23:  This period results in an extra month's charge of 1,903 JPY.

    Period Based on Meter Reading:

  • Rent:

    Your regular charge for the month of August.

  • -Electricity Bill(General Usage): Based on how much you consumed during 6/20 ~ 7/22
    -Electricity Bill(Water Heater): Based on how much you consumed during 6/18 ~ 7/17
    -Water Rates: Based on How much you used during 5/10 ~ 7/9
